Situated on nearly 7-1/2 acres at the edge of a creek, this office park includes almost 2 acres of unbuildable flood plain. Transforming the flood plain into a natural prairie formed a backdrop to the office park and inspired a Prairie Style feel for the buildings. The goal of providing condominium suites as small as 1,500 square feet for small medical practices and entrepreneurial businesses, and up to 9,000 square feet for professional practices led to building sizes of 6,000, 7,500 and 9,000 square feet. The building depth of 50 feet maximizes perimeter window lines, and the operable windows allow natural ventilation, scents of prairie flowers and a connection to the to the surrounding natural setting.
Built in the 1970’s as a hybrid strip center and outdoor mall, Barrington Square’s design had not weathered the years well. Beginning in 1997, Interwork Architects designed modifications that opened up dark corners, smoothed circulation patterns, added retail space, removed outdated components and provided better compatibility with its surroundings.
In the most recent phase, transformation to the new “Barrington Square Towncenter”, the design team worked with the owners and local officials to create new auto circulation patterns, re-work outlots and enhance landscaping and drainage. A major façade renovation program incorporating traditional design elements into a vibrant retail streetscape positions Barrington Square to compete with newer retail developments.
