Building D at the Meadow Park office development in Northbrook had sat vacant since its completion in early 2015, while the other two buildings in the development were quickly leased, one of them by Lurie Children’s Hospital for a suburban outpatient center. In 2016 Lurie approached the developers and expressed interest in leasing Building D, to expand and transform it into an ambulatory surgery center, to help ease congestion at their downtown Chicago facility and expand their coverage of care into the Northern Suburbs of Chicago.
On behalf of the developers, Interwork worked with the original design Architect and Lurie’s interior buildout Architect to refine the needs and take final look at the new two-story 10,000 SF “side car” shell addition to the existing 16,500 SF single-story building.
Working with Larson Engineering as structural engineer, the final shell building design managed to successfully interface the new addition with the original building, while accommodating the specific HVAC and specialty equipment required for the operating rooms and MRI. Breaking ground in mid 2017, the shell portion of the project wrapped up in early 2018 with construction costs totaling approximately $2.5 million dollars. After extensively outfitting the 26,500 SF interior, Lurie Children’s Hospital Ambulatory Surgery Center opened for business in early 2019.
